Fire Risk Assessment Disclaimer

This Fire Risk Assessment Disclaimer applies to all Fire Risk Assessments carried out by AMC Fire Safety (“we”, “us”, “our”). By using our services, you acknowledge and agree to the following:

1. Independent Service

All Fire Risk Assessments and fire safety services are carried out independently by AMC Fire Safety.
Although the assessor is employed by the Scottish Fire and Rescue Service (SFRS), this work is completely separate and not connected to SFRS in any capacity.
Reports, advice and recommendations are produced solely by AMC Fire Safety and should not be interpreted as being endorsed, approved or issued by SFRS.

2. Scope of the Assessment

Our Fire Risk Assessments are based on:

The conditions observed at the premises on the date of inspection

The information provided by the client or responsible person

The areas we are permitted and able to access

Fire safety measures that are visible and available for inspection

We cannot comment on areas we cannot access or systems that cannot be tested at the time of the visit.

3. Limitations

Our assessment does not:

Guarantee that a fire will not occur

Replace routine servicing or testing of fire safety systems

Confirm the structural fire resistance of the building

Certify compliance if actions are not implemented

Identify defects hidden within voids or inaccessible areas

Confirm full compliance with specialist standards without evidence

Clients must ensure ongoing maintenance by competent contractors.

4. Client Responsibilities

The client is responsible for:

Providing accurate and complete information

Updating us on significant changes

Implementing recommendations within advised timeframes

Maintaining fire precautions and management procedures

Keeping fire safety documentation current

Failure to follow recommendations may lead to non-compliance with the Fire (Scotland) Act 2005 and associated regulations.

5. Use of the Report

Reports are intended for the responsible person and may be shared with enforcing authorities, insurers or other relevant parties.
Reports must not be edited or presented as a certificate of legal compliance.

6. No Equipment Sales

AMC Fire Safety does not sell firefighting equipment or receive any commissions.
All recommendations are independent and based solely on Scottish fire safety guidance and best practice.

7. Liability

We are not liable for:

Failure to act on recommendations

Issues not visible at the time of inspection

Defects in systems not maintained by competent engineers

Changes made after the date of assessment

Nothing in this disclaimer reduces liability where it cannot be limited by law.

8. Review and Validity

Fire Risk Assessments should be reviewed:

After significant changes

Following a fire or near miss

When occupancy or layout changes

At intervals advised in the assessment

The assessment remains valid only while the premises and its management arrangements remain unchanged.
